Advertising and Tenancy Creation terms and conditions.

Advertising package

This package is purely for advertising, we will list your property on various portals that include our website, our social media accounts, Rightmove and more. We will pass any enquiries on to you via email so you can liaise with your enquiries directly to organise viewings. Once you have accepted a tenant you should notify us within 48 hours, and we will withdraw your advert.

What you can expect from us:

  • Format and upload your property to our website, our social media accounts and other advertising portals such as Rightmove.
  • Pass on all property enquiries to you via email within 24 hours of receiving them. (weekdays only)

What we expect from you:

  • Provide up-to-date photos of the property.
  • Describe the property in the best and most accurate way you can.
  • Not provide any misleading or out-of-date information when describing the condition of the property.
  • Your property advert must NOT include the full property address.
  • If you require it, gain permission from any third party such as mortgage providers or lenders to let the property.
  • Make sure all safety certificates are in place (EPC, Gas, EICR, Legionella, Oil, Chimney)
  • Check all smoke and carbon monoxide alarms in-date, working and fitted in accordance with the government guidelines.
  • You are the landlord and have the legal right to let the property. If you are NOT the landlord, have permission to let the property from the legal owner.
  • Notify us within 48 hours of accepting a tenant so we can withdraw the advert.

Extra terms and conditions:

  • This is NOT a property management service, and we will not take any responsibility for the management of the property.
  • Once your application form has been submitted and the fee has been paid, we will upload your advert to the portals within 2 working days.
  • You will be eligible for a full refund up until your property has been successfully uploaded to the portals.
  • We are in no way responsible for the quality of the tenant leads you receive.
  • We will not change, edit or alter any wording in your advert but if we feel your advert does not adhere to or breaks any terms set out by us or any legislation or rules set by the Trading Standards, Government or any other governing body, we will refuse the advert and ask for an updated/altered version.

Advertising and tenancy creation

This package involves advertising your property and creating a tenancy for your selected tenants. We’ll showcase your property on various platforms, including our website, social media accounts, and platforms like Rightmove. Any inquiries received will be forwarded to you via email, allowing you to directly coordinate viewings with interested parties. Once you’ve approved a tenant, please inform us within 48 hours to remove your advertisement.

Upon tenant approval, you will need to provide us with their contact details for securing a holding and security deposit and conducting a reference check. This package includes two free reference checks, with the option to conduct additional checks at £20 each if needed. It’s important to note that a guarantor is considered as one reference check.

Upon completion of reference checks, you’ll receive a report. If you’re satisfied, we’ll collect rent in advance and the rest of the security deposit from the tenant, lodge the deposit with the DPS, and transfer it to your DPS account. Subsequently, we’ll draft a tenancy agreement between you and the tenant and facilitate e-signatures from all parties.

What you can expect, we will:

  • Provide details to your chosen tenant to pay a holding deposit (one week’s rent), Security Deposit (holding deposit + 4 weeks rent), any rent in advance and the first month’s rent.
  • Complete up to 2 reference checks on your chosen tenants. Additional reference checks can be completed at an extra cost of £20 per reference. If you require a guarantor reference each one will count as 1 reference check.
  • Lodge your chosen tenant’s deposit with the DPS and transfer it to your account.
  • Draw up tenancy agreements.
  • Provide a link for your chosen tenant to e-sign the tenancy agreements.

  • Provide us with a valid DPS Account so we can transfer the tenant’s security deposit to you.
  • You are responsible for completing any ID validations, visa or other checks required under the Right to Rent legislation.

  • Our reference checks are completed by Let Alliance and designed to help you make a more informed decision, but we cannot guarantee the integrity of the information supplied or the applicants being referenced.
  • The report provided to you after the tenant reference checks have been completed is simply a report of the tenant, and it is the landlord’s decision whether to accept the tenant or not.
  • If you decide to reject the tenant at any point, we will return the tenants holding deposit in full.
