At Clarke Properties, we take pride in delivering a range of award-winning services and aim to make your renting process as smooth as possible. 

We can provide support from the start of the letting process from mortgage advice with our financial investment partners through to advertising, creation of inventories and condition reports to checkouts and re-lets. We can tailor these packages to suit your needs, so if for example, you’d like the let-only package but need an inventory and check out we can add those additional services on. We offer three different packages depending on how hands-on you’d like to be, they are categorised as, tenant find/let only, rent collection and full management.

Tenant find/let only – 75% of rent or 1 month’s rent (minimum £500) (inc. VAT):

  • Property valuation
  • Advertising
  • Full tenant checks
  • Carry out accompanied viewings
  • Preparation of tenancy agreement

This package offers a more hands-on approach which might suit a more experienced landlord. Here we will cover the first stages of letting a property from the initial valuation to finding a tenant and completing the necessary illegibility checks, once the tenant has passed we will prepare the tenancy agreement and then carry out our handover process so you have everything you need to let your property.

If you are new to the letting industry or have a large portfolio we would recommend selecting one of our other packages, as there are lots of legal requirements and hidden pitfalls when it comes to letting and they can easily land you in hot water. 

Rent collection – 8% (Inc. VAT): 

  • Everything included in let only
  • Collection of rent
  • Pursue non-payment of rent and provide advice on rent arrears actions 
  • Arrangement of payments for statutory requirements
  • Undertake quarterly visits and notify you of the outcome

Rent collection is a happy medium between full management and let-only for landlords looking to maintain control of repairs and deposit negotiations whilst we handle most of the admin. This is a great alternative to our full management if you’re trying to reduce your overheads

Full management – 12% (Inc. VAT):

  • Everything included in rent collection
  • Arrange repairs 
  • Pay approved contractors
  • Security deposit dilapidation negotiations
  • Hold keys throughout the tenancy term

Our full management package is the most hands-off service we provide, you provide us with the property and we will do everything else. This is the perfect package for landlords who have a full-time job away from the property or have large portfolios and need a reliable agent to take care of the day-to-day running of their rentals.
