Our Fees


Fees don't have to be a difficult conversation, and the key to this is complete transparency and honesty. Below is a table that lays out all of our fees from pre-tenancy to End of tenancy so you know exactly what you’re getting for your money. There's no smoke and mirrors here.

These fees are grouped into four easy packages, Advertising, Advertising and Tenancy Creation, Tenant Find and Fully Managed.

Our Advertising package is purely for advertising, we will list your property on various portals that include our website, our social media accounts, Rightmove and more, any enquiries will be passed on to you via email to liaise with your enquiries directly to organise viewings.

The Advertising and Tenancy Creation package includes advertising your property on the various portals, once a tenant has been accepted we will complete 1 free reference check (more are available at £35 each), we will take a holding deposit, any rent in advance and the security deposit, we will then lodge the security deposit in the DPS and transfer it to your account. Finally, we will create a tenancy agreement between you and your tenant and send it off for e-signing.

Our Tenant Find service suits a more experienced landlord. Here we will cover the first stages of letting a property from the initial valuation to finding a tenant and completing the necessary illegibility checks, once the tenant has passed we will prepare the tenancy agreement and then carry out our handover process so you have everything you need to manage your property.

Our Fully Managed package provides you with the most hands-off service, you provide us with the property and we will do everything else. This is the perfect package for landlords who are time sensitive or are worried about complying with the endless regulations and need a reliable agent to take care of the day-to-day running of their rentals.

Because we are a local family-run business we aren’t bound by pricing structures set in a head office elsewhere in the country, we can tailor either of these packages to meet your exact needs. Contact us using the form at the bottom of the page to discuss getting your bespoke quote.

Properties on our full management service are subject to a £250 (Inc VAT) set-up charge for all new tenancies.
